[ET Net] MooneyBird partners with a HKUST startup team to launch a Cantonese ‘AI voice property-search assistant’ for a barrier-free property search
MooneyBird, a proptech company focused on real estate marketing and AI applications, has launched Hong Kong’s first “AI voice property-search assistant (AI Voice Concierge)” designed specifically for real estate agents. Co-developed with AIVOICE, a start-up team incubated by the Hong Kong University of Science and Technology Entrepreneurship Center, the product combines Cantonese voice technology and AI agent technology, allowing consumers to instantly access the latest market property listing information through Cantonese voice chat, creating a smoother and more humanised smart interactive experience.

Voice assistant enables digital inclusion, creating an accessible property-search experience
In recent years, Hongkongers’ demand for online property search has surged, and real estate agents must respond to a large volume of customer enquiries. Any delay in replying may mean missing out on potential buyers. At the same time, to fulfil social responsibility and promote digital inclusion, agents are also actively adding accessibility features to their websites, allowing people from different backgrounds to access property information on an equal basis. Designed specifically for real estate agents, the AI voice property-search assistant enables them to interact with customers in a more natural way and handle complex enquiries about buying, renting and property listings in real time, including personalised recommendations, mortgage calculations, analyses of housing estates and district advantages, and information on nearby transport and facilities. It breaks through the limitations of traditional text-based conversations and provides customers with an accessible voice property-search experience.
Strengthening agent capabilities and providing more professional customer support
The AI voice property-search assistant uses a multimodal AI model developed by AIVOICE, combining automatic speech recognition (ASR), text-to-speech (TTS) and retrieval-augmented generation (RAG) technologies. It can recognise Cantonese or mixed Chinese-English speech. The system is connected to MooneyBird’s industry-specific database and large language model, enabling more professional and humanised responses. The product also applies AI Agent technology, supporting multi-turn complex conversations and learning capabilities. Through data analysis and prediction, it dynamically provides customers with more precise property listing options based on past conversation records, helping agents effectively identify potential buyers.
Powered by the voice assistant, interaction rate surged 30% in three months
Century 21 Property (Pak Shek Kok Branch), a luxury property agency in Tai Po, has adopted the AI voice property-search assistant on its website to enhance customer service. The branch manager said customer interaction increased by 30% within three months, enabling the team to accurately reach customers with home-buying intent and improve sales opportunities.
In addition, depending on actual needs, the AI voice property-search assistant can also be seamlessly integrated with customer relationship management CRM, and can incorporate AI voice imitation technology. Agents only need to record around 1 minute of voice sample to generate a similar AI voice model, creating the interactive feel of a “personal reply” and significantly enhancing brand image and customer relationships.
Developing smart real estate technologies to transform user experience

AIVOICE was founded by students from the Hong Kong University of Science and Technology. Wilson Wong, one of the founders of AIVOICE, said: “Given the limited choice of Cantonese dubbing tools in the market, we decided to independently develop voice AI technology, with a particular focus on preserving details such as tone, wording and accent. After training the model with 20,000 hours of Cantonese voice data, its recognition accuracy reached as high as 95%. Through the AI voice property-search assistant, we hope to demonstrate the strong adaptability of Cantonese AI and further promote it across different industries.”
Looking ahead, Eddie Lee said: “We plan to promote the ‘AI voice property-search assistant’ to more than 50 real estate agencies, and are in discussions with property developers on further collaboration. We are also developing features such as interactive virtual avatars to continue optimising the online experience for real estate customers.”
