【Renovation Design Case Study】300 sq. ft. small flat renovation example — suitable reference for newly completed public housing and HOS flats, Kai Yan Court, On Sau Court, Yip Wong Estate⋯⋯
As urban density compresses living space, designers use spatial intelligence to overcome the physical limitations of small flats.裝修佬We have selected three renovation cases of no more than 300 sq ft to see how small flats can be designed to be both beautiful and practical.
Public housing - Tai Hing Estate 300 sq ft
Flexible transparent partitions
Black-framed glass sliding doors separate the kitchen/bathroom from the living room. When opened, the movable doors allow users to move easily between the two areas; when closed, they create a complete resting area while blocking cooking fumes and moisture. The glass doors maintain light permeability, greatly enhancing daylight and visually expanding the sense of brightness. This “flexible partition” allows the compact core area to switch between different spatial modes according to need.


Layering functions in vertical space
The designer makes full use of the ceiling height to transform the home into a three-dimensional living space. The sleeping area adopts a suspended platform bed design, with a horizontal wardrobe built into the space beneath the bed base. The cabinet doors use concealed handles in the same colour family as the wall. An arched light-transmitting window is cut beside the bed, cleverly bringing natural light in from the adjoining space and easing the sense of oppression often associated with raised beds. Particularly worth noting is the slim storage groove extending from the bed base, which can hold a mobile phone and charging devices. Built-in lighting and power sockets also make it convenient for users before going to sleep at night.

Corridor transformed into a storage hub
This full-height composite storage cabinet makes the most of the corridor space at the entrance, greatly increasing storage capacity. The cabinet is divided into different sections for storing everyday items such as umbrellas, rain gear and bedding. The extended dark grey bench makes it easy to put on shoes, while also concealing a flip-top shoe cabinet. The hollowed-out countertop in the centre is perfect for placing small items such as keys, while the recessed area below is ideal for slippers — delivering both functionality and ample storage.

Cream-white palette
The designer used a “visual subtraction” approach to resolve the long, narrow layout: the TV wall integrates a two-tier cabinet system, with cream-white lacquered cabinets above for larger household items, and floor cabinets below that cleverly conceal audiovisual cabling. The sofa platform was deliberately raised to add storage space, while also concealing a foldable dining table. The light wood-grain platform and beige floor tiles extend from the living room to the sleeping area behind the sofa. Under the glow of LED strip lighting, the bedroom can be glimpsed through the interior window, greatly enhancing the sense of visual space.

Tactile storage
This bedside cabinet, seamlessly integrated with the platform bed frame, uses “vertical storage” to solve the sense of clutter at the bedside: horizontally extended wavy door panels conceal storage space, while a movable bedside cabinet is added to the bottom of the adjacent white wardrobe. It can be pulled out when needed for placing small items such as a mobile phone, improving convenience while maintaining the wardrobe’s cohesive look. The small white-framed window connected to the living room also brings light into the bedroom, improving natural lighting and strengthening the overall unity of the home design.

Laundry and bathroom
The cream-white countertop connects the washing machine and basin into one functional axis. Above, an ultra-slim mirror cabinet paired with LED linear lighting enhances brightness during use, while adjacent shelving provides a convenient place for small items such as cosmetics. The cabinet below offers ample space for storing laundry baskets, cleaning supplies and more. In terms of design, it balances visual appeal and functionality, allowing a compact space to serve three functions at once: washing, bathing and household chores.

Colour temperature orchestration
The designer reshaped the spatial dimension through “colour temperature orchestration”. Pure white lacquered cabinets extend from the entrance to the living room, while the refrigerator and washing machine on the other side are incorporated into the visual axis, creating a unified look. Together with the dark walnut drawer cabinet beneath the TV, they form a light-and-dark contrast while adding storage space. Light-coloured flooring, paired with ceiling light troughs, gives the long layout a harmonious balance of brightness and shadow.

Study, play and rest in one
The bunk bed integrates multiple functions: the lower level features a sliding-door wardrobe for storing children’s clothes and bedding, while the upper level is used for sleeping. Glass is used for part of the guardrail to enhance the sense of visual space, and steps are added at the foot of the bed for easy access. Wall shelves provide space for children to display dolls and toys. The room’s cabinets, desk and bed frame are all mainly in white, making the space look brighter and giving it a clean, crisp feel.

Design and function in harmony
Cream-white tiles set the tone, while linear lighting at the junction between the mirror cabinet and ceiling adds a soft glow to the space. The washbasin is paired with wooden storage compartments, and together with the space inside the long mirror cabinet, it balances storage functionality with visual simplicity. The area between the mirror cabinet and countertop also adds a subtle colour accent, bringing a touch of warmth to the otherwise plain palette.
